CONVENTIONAL

10, 15, 20, 25 & 30 Year Fixed
Purchase or Refinance

Requires at least 3% down payment. The interest rates are very competitive and mortgage insurance is competitive to an FHA loan. For those borrowers who have a 20% down payment, mortgage insurance is not required. First-time homebuyer options with reduced rates and reduced mortgage insurance as long as borrower completes a homebuyer educational course.

FHA

15 & 30 Year Fixed
Purchase or Refinance

FHA & HUD-Owned Home has sales incentives that increase the affordability of homeownership for potential home buyers. Up to 100% LTV financing. The maximum allowed loan amount varies by county. $5,000 may be available for repairs when using FHA financing.

VA

15 & 30 Year Fixed
Purchase or Refinance

This mortgage option is for Veterans or active duty personnel. It offers 100% financing ($0 down payment), no mortgage insurance, and 100% cash out for debt consolidation. The VA funding fee can also be financed.

IN-HOUSE

conventional – 5, 7, 10, 12 & 15 Year Fixed
Purchase or Refinance

Requires at least 5% down payment. The interest rates are very competitive and mortgage insurance is often less expensive than an FHA loan. For those borrowers who have a 20% down payment, mortgage insurance is not required.

balloon – 5, 7, 10, 12 & 15 Year Fixed
Purchase or Refinance

These fixed rate loans are amortized over 30 years, but have a balloon payment due at the end of the chosen term. For example, the entire un-paid balance of the loan will be due in 5, 7 10, 12, or 15 years. At the end of that time, the members have the option to either pay off the rest of the principal, take on a new mortgage, or sell the home. Balloon mortgages generally have lower interest rates and monthly payments than other mortgages.

LOT LOANS

5 & 10 Year BALLOON Fixed
Purchase

These loans are used for purchasing utilityready lots and they require a 20% down payment. These fixed rate loans are amortized over 20 years, but have a balloon payment due at the end of the chosen term.

JUMBO LOANS

10, 15, 20, 25 & 30 Year Fixed
Purchase or Refinance

Jumbo Mortgages are for loans more than $510,400.

SHORT TERM/NO COST

5, 7, 10, 12 & 15 Year Fixed

For borrowers who owe little on their home, but can benefit from a lower rate. Closing costs are paid by the credit union (conditions apply). Rates are slightly higher than standard rates and terms are shorter to pay off your home sooner.

INVESTMENT PROPERTIES

5, 7, 10, 12, 15 & 30 Year Fixed
Purchase or Refinance

For borrowers who want to purchase or refinance an investment property (1-4 Units). We have In-House balloon options with a 30 year amortization that many find very competitive and business friendly.
